Yes. You can rent or choose our managed service for short-term or long-term rentals. Monthly or longer rentals are straightforward and can be done directly with your own tenants or through management at 15% of monthly revenue plus turnover cleaning. Short-term rental is planned to operate via The Bansko Club under the building's hotel operations structure and license, with optional management including listing support, key handoff, cleaning coordination, guest communication, and maintenance handling — currently a €300 one-time setup fee plus 20% of gross revenue per stay, with cleaning at €25–45 per turnover depending on apartment size (usually passed to the guest).
Ownership transfer is on 10 December 2026. Move-in starts in April 2027.
The building already exists, so this is not an off-plan project. It continues operating as a hotel through the winter 2026/27 season under the existing operator contract, and move-in starts in April 2027. Some facilities and operating formats are being phased in during 2027.

No maintenance fee is payable from November 2026–October 2027. Starting November 2027, the fee is €20 per square meter per year. Included: building maintenance, safety, elevators, common-area utilities, pool and spa (winter and summer only), and free workspace in the bar and lobby area. Residents may host events in the lobby with management pre-approval required for gatherings of more than 10 people.
Based on current plans: Gym planned for winter 2027 at €20/month for residents, €30/month for non-residents, with 10-use day-pass packs valid for 90 days (pricing TBD). Managed coworking with offices, open desks, printing, and community management from €120/month + VAT for residents. Conference room available in 2-hour minimum blocks, with daily rental for larger events. If a dedicated coworking space isn't established, the conference room may serve that function. Storage available at a reasonable fee for residents.

Bansko combines ski-town appeal with year-round livability. It's five minutes from the gondola, has a charming old town, and hosts one of Europe's largest digital nomad communities. The annual Bansko Nomad Fest draws hundreds of remote workers each summer. Property prices remain well below Western European ski resorts, and the town has strong rental demand in both winter and summer seasons.
Most buildings that move from hotel to private ownership sell the units and walk away. The spa turns into a private management contract. The restaurant closes after two seasons. The coworking becomes storage. This is the pattern everywhere — and it is exactly what we are building against.

A dedicated Bansko Club Company holds the commercial portfolio and operates the building as a living, revenue-generating community. Owners and investors share in the upside. It ensures the spa stays world-class in year five and the building remains the kind of place worth owning for decades.

Buying an apartment gives you direct ownership of your own unit. The Bansko Club is separate from apartment ownership and relates to how the shared spaces and services are operated over time, including facilities such as the spa, coworking, and other common-use areas.
The Bansko Club owns 3,146 m² of commercial space across 19 units: the 463 m² indoor pool and spa complex, coworking space, restaurant and bar venues, nomad lounge, parking, concierge, laundromat, and ski/bike gear rental. Plus a cluster of apartments for retreat and guest accommodation managed by The Bansko Club.
The operating plan currently centers on resident and non-resident gym memberships, managed coworking, conference-room use, rental management fees, storage fees, and related hospitality income from the commercial spaces. Some revenue lines may evolve as the final operating model is confirmed.
That depends on what you want. Buying an apartment gives you direct ownership and personal-use flexibility, while The Bansko Club is the commercial operating layer behind the shared spaces and services. Some buyers may like the combination of private ownership plus exposure to the building's wider operating upside, but the two decisions can be evaluated separately.
